Mazoan investors comes from all walks of life. Young, middle aged, seniors and retirees. Our clients like that their funds are earning a high return on investment between 8% and 12% per year. Our investment model is called RMI, Residential Mortgage Investing. We only invest in private 2nd mortgages on residential homes in southern Ontario.
Keys to our model’s success:
• Our strict underwriting process, which finds qualified mortgages with a defined
exit strategy.
• Every property is appraised to ensure accurate and current market value.
• Since mortgage terms are 1 year, this provides a high level of liquidity.
• The investment is secured by the property. Investors are registered on title.
• Mazoan administers the mortgage up to discharge.
• Most investment mortgages pay interest monthly, which provides for a steady
income flow.
• Our maximum Loan To Value is 80%, with a preference for lower than 75%.
HOW TO INVEST
- Clients have the flexibility to invest from any registered accounts, RRSP, TFSA, LIRA, RRIF, RESP, or CASH.
- We reccomend minimum investments is $25,000 for registered funds.
- At maturity, the mortgage usually discharges, but some borrowers may want to renew for another term. At which point we underwrite the file all over again and it’s offered first to the investors on the current mortgages if interested.
- Investors receive a copy of the mortgage charge and a copy of the signed term sheet.
